In providing our valuations, we lay the groundwork for decisions, create an information advantage and offer market depth through specialization – and also market breadth, thanks to our regional presence. Comprehensive professional competence coupled with uniform valuation guidelines ensures high quality and professionalism in assessing the economic risk pertaining to real estate.

Almost all types of real estate are valued. Measured in terms of volume which LBImmoWert appraises, residential housing portfolios account for a large proportion of the orders, followed by office buildings, industrial and logistics properties. Also retail properties used for trading purposes form an important segment of our valuation activity. In addition, other types of real estate are appraised, such as hotels and catering facilities (cafés and restaurants) as well as public housing.

The orders are multifaceted:

• Primarily, appraisals are required for all types of property, developed and undeveloped, here in Germany and abroad, followed by updates of valuations.
• An important role is also played by preliminary valuations, and by the assessment of projects development still in the planning phase.
• Also required are building development reports, which contain an approximate analysis of the construction progress and cost development.
• In addition, we are asked to provide valuations of whole portfolios, particularly of large inventories of residential, as well as office, and retail buildings.

We have introduced a highly informative market and property rating, oriented to national and international requirements. This real-estate specific instrument which enhances transparency and comparability is of great importance: On the one hand, it thereby fulfils the requirements of Basel II, and on the other, it serves in documenting the quality pro-file of a property in all those sectors in which forecasts and the assessment of risk are necessary for the respective property.
